I have been a tenant of New Horizon Housing for over 4 years and I can frankly state that they have exceeded my expectations. From the start, when I initially toured many of their properties in West Philly, I was very impressed by the cleanliness of the common areas. They have some of the best maintained buildings and are super swift when it comes to maintenance requests. They have promptly replaced old appliances and have a very convenient online maintenance request system. The past four years I’ve called home my quiet and spacious apt on Osage Avenue and on more than two occasions, the leasing specialists Scott have been very understanding and accommodated personal leasing requests as I’ve dealt with transition periods in life. They also have great pet policies. Additionally, I think their properties are very affordable compared to other leasing companies in the area. I would give it more than 5 stars if possible and would highly recommend them all over.
New horizons are a wonderful leasing company. They have a maintenance crew that is very timely with requests. The building was very clean in a very safe area, very close to UPenn.They are very much willing to work with you in regards to any issues with your unit. I'd recommend them to anyone!
If I could give this place a zero I would. I had issues from the moment I moved in. From the hot water not getting hot to the item that mysteriously went missing from my apartment after the tour for a prospective tenant was conducted in my absence. Upon bringing the matter up in the leasing office, the representative Saleem that conducted the tour got very defensive after I stated my item went missing. The only redeeming quality is the pleasant lady that gets the packages. Packages are also a pain to receive as the new building has a weird address so when you order them packages they more often than not are left either in the leasing office which is closed over the weekend and open from 9-4 pm on weekdays or in the older building which you don’t have access to. There is also the matter of you having to pay for laundry which would be fine if you’re not given a defective laundry card. If you are and like me find yourself in a situation where you can’t reup your card and have to jump through hoops to get it fixed because there’s no one to help you over the weekend then I hope you like air drying your clothes. I've been a tenant at New Horizon Housing for 6 months and from the start the staff has been very professional and accommodating. I was shown multiple apartments until I narrowed it down to 3. I got my second choice apartment. The building is clean, neighborhood is exceptional and any minor maintenance problems were handled efficiently and promptly. I aim to be the best tenant because they have been the best at accomidating a secure, safe, comfortable living environment. The geographic is vast and speaking to my neighbors shows they have embraced all lifestyles that aim to be the best.
We’ve been renting from New Horizons for almost two years and it’s been a great experience. The apartment is clean, modern, and affordable. The company is very responsive to any maintenance requests. They also go above and beyond to make sure there are no pests in the apartments.
Extensive demolition issues they renovated surrounding apts and they ended up putting a hole in the ceiling above my shower, would shake my entire apt, continuous water issues you get an hour notice, at least once a month, about the water being turned off, lingering smells due to nonexistent ventilation hallways always smell god-awful, laundry room has outrageous pricing $8 to do a single small load, and sauna-like heating even when you turn it off. Decent rental price ~ $800 for a shoe box and it increases ~$75 every year, but not the most comfortable living situation for anyone that actually spends time in their apt.
I am a student who has been living in a building owned by New Horizons for 18 months, and overall, i have had a great experience. The few maintenance issues I have had were quickly fixed by their maintenance staff. The staff in the office is friendly and knowledgeable. They also offer secure package pickup at the office which I frequently use to ensure my online orders make it to me. The location is also convenient, I am close to my school, the trolley, Clark Park, and walking distance to a bunch of great restaurants and shops. I plan on staying in my apartment until I finish school and move back to NYC.
We've been with New Horizon Housing for three years and it's been a really nice and hassle free experience. Every time when we put in a maintenance request, the maintenance people will come within 24 hours. People in the office are very friendly and professional when it comes to paperwork and we can always entrust them with our package deliveries. Additionally, their apartments are of good value, and we are really pleased about the rent for the apartment we lived in. Me and people I know lived in places in university city that are pricy and still have cockroaches and rats. I highly recommend New Horizon. :
