I lived here for a good little while, apartment was really nice. Great views, underground parking is available, and rent was affordable. Living by the streetcar is also awesome. My only major gripe was with receiving packages... Delivery drivers wouldn't want to go door to door I guess, so they'd just dump packages in random places. A good few packages I was never able to find

Super clean and cute, the perfect location for night life in the area, and great building staff. I love that it’s more than a spot, but has other amenities included also! Definitely worth looking into

Went there too tour. Told the woman I have NO credit she said that would be fine as long as I didn't have significant debt which I have none did the application. Was told it could take anywhere from a day to a week. I waited a week got no response. Had to practically harass them to get them to finally tell me I was denied due to credit. Then I had to practically harass them to get them to tell me how long it would take to get my $200 processing fee or whatever it was back. They finally told me it takes about a month. Its been two and still have not received my money back. As far as I'm concerned they're scam artist and I will continue to write bad reviews everywhere I can think of until I get my money back

This is one of the most beautiful apartments that I have lived in Kansas City. The property is very well maintained and the staff is phenomenal, even after hours. The street car being so close is a bonus as well.

Smelled of weed in hallways. They have 3 handicap parking spots. There is not enough parking for residents.

Horrible place for pets and kids the management is new and hard to get a hold of so if you have any time sensitive matters you have to go in person and even then they are only 9 to 5 on weekdays and not available on weekends and when you call they have an off site staff that answers phone and have very little knowledge on the things concerning residents they say they will contact the on site and call you back but instead they email while your waiting on a phone call that will never come so good luck trying to get a hold of them and then they blame you for not presenting the issue. Maintenence won't fix or come by and do routine maintenance like air filters and to fix things its with duct tape. This place is a good place to live if you want to party and drink and be reckless and live next to downtown

The towing policy and cost is predatory and exploitative, and it can be potentially crippling to people who get towed. A more reasonable and kinder alternative could be thought of to keep their lot more exclusive.

I love this place! I moved last August from suburbia and I couldn't be more happy. I have the best view of the city and also the river market in KC. I can walk or take the streetcar and less driving and everyone here is so friendly!

Pros: The Apartments are Nice. The Price is Great. The Location is Amazing. The apartments are quite nice as well. Cons: Dirty, oh so Dirty. Many residents leave their trash wherever they feel like it. There is graffiti in many different areas of the buildingstill not resolved after many months. There are water leaks in the main areas of the building. The building smells like trash and cheap weed. The garage doors, the pool, and the elevator are all constantly breaking. Residents constantly leave doors open allowing the homeless to get in and sleep inside on the stairs, some have been caught stealing too. The gym is in desperate need of an overhauldirty and broken equipment. Did I mention that there is trash all over the place? They only seem to clean what is visible where a new prospective client might walk.

DO NOT MOVE HERE new management only worried about the $$$ and will try to get you evicted with 0% evidence just if a neighbor dosent like you. I have had my car towed, tickets written, verbally harassed because their parking lot is built for smart cars and any SUV in unable to park within the lines, cops called over playing Mario cart?? They leave feces in the halls and I saw them clean the floors ONE TIME in the year I’ve lived there. Not dog friendly what so ever the worst place I have ever lived AND the elevator is broke down every other week, they have a trash chute but expect you to take your trash outside on the back of the building. Please do not make the same mistake I made, such a waste of money
