This place is horrible, I wish I never would have lived in these apartments. Do not ever expect to see any of your deposit back. Also plan to have to pay out of pocket on top of them keeping your entire deposit for false reasoning. No matter how much you try to prove that you did not do any damage to the apartment they will not listen or more likely will refuse to speak to you. Management/office staff is extremely rude, unprofessional, and is never actually doing their jobs. During the 2-3 months leading up to your move out they will show your apartment whenever they please whether you agree to it or not. I would not recommend this place even as a last resort.
Pros: Chris at the front is fantastic. Maintenance is fast. Lots of space. Two indoor out door pool are nice. Decent appliances. Cons: Expect your stuff to reek of cigarette smoke. The worst part is they will take your security deposit regardless of how nice the apartment is left. Basic scuffs. Any single unswept space will require a full cleaning crew to be called in costing an immediate $400-600. Expect to pay hundreds of dollars over your security deposit. The buildings are falling apart. We had to be woken up dozens of times over drilling. There were broken pipes everywhere. Prompting water to be shut off almost weekly. The amenities are left unclean and broken. The mail situation is terrible. Expect to constantly get notes saying a package was undeliverable, even though the front office is right there. Also it’s very expensive.
For a complex that caters more towards the elderly and disabled, these apartments don't seem to care about their accessibility. Vehicles, almost always this one, park in a clearly marked 'no parking' space. Disabled individuals need to use this ramp. It makes it hard when it's regularly blocked. It has been reported multiple times and nothing is ever done. Great job guys..
DO NOT RENT HERE! The staff are extremely unprofessional, they come in your apartment at anytime to show new customers as if it’s a show case without your Permission and it doesn’t matter if you are not home or at home. They will come into your apartment unannounced while your in the bed! Whenever you leave you have to pay for your carpet to be clean and they always give you an excuse as to why you can’t get your deposit back. I took a recording of the walk through before I moved in and after moved out for my own records, showing everything was left the way I came in. .Do you know they kept my deposit saying the closest glass door was broken! Completely FALSE! I WOULD NEVER REFER THIS PLACE TO MY WORST ENEMY!!
The staff at this apartment complex are very unprofessional. They tried to show my apartment to prospective renters WHILE I was still living there with less than 24 hours notice! They also are refusing to give me my deposit back as well as charge me additional cost that they are responsible for. No matter how well you clean your apartment when you move out they will not give you your money back. And I have heard multiple residents say the same thing. They act very friendly when you first move in, but then become very unprofessional after move in, and have to be contacted multiple times just to get routine maintenance done.
If I could give this place 0 stars I would. The management is beyond ridiculous. DO NOT RENT HERE. They act friendly when you first go in but once you live there it’s all over. You will pay a ridiculous amount to move out despite having done no damage. You won’t get your security deposit and will be asked to be thousands in so called damages for normal wear and tear. They are INSANE. Their staff is rude, turnover is high, and there are tons of rules for the balcony you might as well not have one. They are more spacious than other places, large bedrooms but that’s the only positive thing. Everything is outdated and don’t expect those old AC units to get the temp down too far in the summer. The worst place I have ever rented in my life!
Pros: Liked the space. Generally good climate control and pretty roomy. Easily beats several other apartments in northeast Wichita as far as the interior goes. Good security with access controlled buildings. Good location. Washer and dryer in unit. Cons: Generally overpriced. Cheap materials in some places and a few design flaws, like having a carpeted balcony on the 2nd and 3rd floors which gets wet and therefore attracts mold. Maintenance people seem almost offended when you call--especially to remind them of a request--and are frankly quite inept, at least the ones we dealt with. Management is kinda nosy on the application and with their "apartment census", but didn't seem especially rule-happy. I also advise you saving up some money for move-out, because not only will they most likely find an excuse to take your entire security deposit, they will also charge you quite a bit for random "Cleaning and Maintenance" charges on top.
Beautiful apartments but very bad staff. They lied about a promotion that didn’t exist and then tried to make me pay an extra $400 pet deposit. When discussing their mistake I was told the only way to waive the deposit would be to declaw my cats. When I was told to come in the office no one was there for 3 days in a row every time that I showed up. Upon moving out they entered my apartment before I turned in the key and without notice. When I asked the employee what the pet fee was applied to they told me the deposit would be applied to the cleaning fee but the fee I paid just goes to them and is not used for cleaning so upon move out I had to pay another $200 even though that fee could have covered the cleaning cost. If you are considering moving here, don’t.
It's really as bad as everyone says. The mail system is incredibly bad, the staff is rarely in there offices when you need them. They complex is poorly managed. There aren't enough employees. They also are incredibly picky and greedy with taking your deposit, no other complex has ever been this particular.
As much as the apartments and the area are nice and great to live in, the management is the reason why you should probably consider a different apartment complex. They’ll try to get your deposit any way possible. They’re very unprofessional.
