Wonderful staff that maintains clean grounds, and clean homes. Very quiet neighborhood, and feels very safe for me and my children. Close to EVERYTHING! I love it!
I installed two storm doors at the front and back entrance of the house. I paid for them. When I decided to move out, the owner told me everything that is attached to the house stays with the house. That was not in the contract. However I told him he can keep the doors as long as he pays me for them. He refused and laughed at me saying he has to go to play golf and implied I shouldn’t waste his time. So we removed the storm doors when we left. To retaliate he never gave me back my security deposit even though the house was spotless and Charlotte the front desk lady said so during her inspection. When I asked him why he is not giving me back the deposit he send me a long detailed “bill” where he added inexistent @stains” on the carpet or the “nail holes” in the walls apparently cost 20 to 50 dollars each to fix. I was disgusted and let it go. It is a great place to live I loved that little house lots of light and the maintenance is fine but the owner is cheap, greedy, arrogant and heartless. There is no doubt that the money he unjustly took from us and countless others he will have to spend on things that will or have caused him pain. Because the you inflict in others is like a boomerang, it always comes back to haunt you. Peace.
This place has the worst parking. They literally put reserved parking spots in every spot around this place. There is glass in two spots that they refuse to clean. Also, they rent reserved spots to people and then allow them to not even park in the spot they pay for. I’m 8 months pregnant and I have to walk far from my car to my spot? This place is ridiculous. I refuse to pay for parking because that does nothing to the actual issue. If you need someone to tell you not to live here, this is it. Update: Now that we have moved out 5 months ago, I wanted to update my review. I thought this would be a great place when we moved there lived there for 2 years. Most things were fine. If you need a repair or something fixed including your AC in the summer and 9 months pregnant, it took awhile for them to even get to it. The insulation sucks and our unit never stayed warm in the winter and cool in the summer. We are really clean and neat people. We had everything fixed when we moved out, yet they refused to give our deposit back and even tried sending us pictures of things that they think we did even a scuff on the wall they can wipe off with a cloth. Even though majority of it was like that when we moved in. It was so dirty when we had originally moved in. So long story short, Don't expect your depsoit back.
Dealt with bugs an told I needed to take care of it myself. Moved out and was sent a bill for crazy items. Talked with Joe there that said my place is really clean and there is no way I would be charged for anything. Was sent a bill for $900 for random stuff. I guess they are getting a tax credit for this stuff, smh.
I have lived at Greenbrook Townhomes for just about a year. You won't find a better place to live. The staff and maintenance are great people and care about you and the property. The few issues I've had were taken care of the same day or next day. The grounds are well kept and a very quiet community. The new owner is here almost everyday overseeing the upgrades to vacant units. You will love it here!!!
Pros: Safe area, basement, convenience for shopping, garage option, small pets allowed, pool, and some unit options, staff helpful as much as possible. Cons: For what you pay, some things are done low quality. Priority to some maintenance concerns are missed, for example after contractors took off hail damaged gutters they were not replaced for winter season causing slippery door steps why?. There was more concerned about a broken window blind we had. Old wood Windows with wide gaps for cold air and bugs to get in, back door as well which was not used. This place is a good pass through, like a good temporary stop to finding another place, more like a long stay hotel. Most staff is VERY friendly and helpful as they CAN BE with the owners cheapness and nimrod decisions. Look I'm not much of a complainer and being a ex maintenance man myself I understand cost and time. Rent went up three times in the 16 months we were there but our lease was kinda wacky due to our jobs, not necessarily there fault. But thats a big reason why we bought a house is we pay less a month then rent here, can do most maintenance myself and have more control over what you can do inside and outside for leisure time. Also No concerns about being hollered at about dog poop that isn't from your dog by maintenance!
I have been renting here for almost a year and I cannot wait for my lease to be up. When I visited the property for the first time it looked very nice, aside from the unit I rented, which was "still being prepped from the last tenants". They said they would be cleaning the carpets and replacing the old windows. Neither of those things happened. The carpet is 10+ years old and it's very obvious. The awful carpet even continued into the "master" bath, and in that room it smelled like human pee. They agreed to remove the bathroom carpet when I first moved in and it took them 3 months to do so, only after threatening to move out and get my money back. It was so bad that I had Charlotte the sweet old office lady show me the other units that had recently come available, some of which had new flooring, but I would have had to pay another deposit, sign a new lease and pay a fee for breaking the previous lease. This was all told to me by the owner, who yelled at me for "telling him how to do his job" and bragged that the carpets had been commercial-grade cleaned by the maintenance man his elderly father with their "$200 carpet shampooer". I had already cleaned the carpet once myself with a more expensive machine and the residual water in the tank was BLACK. I have done this multiple times since and the carpet still looks terrible. Long story short, do not rent here. the ladies in the office will honey-pot you into thinking its a great place to live, but do not be fooled. Charlotte and Caroline are literally the only nice things about this property.
I have been here for 3 months and they have been a nightmare! The owner makes it 10x worse! Our top floor flooded and instead of coming and helping us out he came and yelled and harrased my wife for leaving a bad review and talking about how hes just like trump which i dont get i think trump would treat his tenants better then this! We have 2 small children under the age of 2 and we have the kitchen cieling falling apart its been over a month of this, the dishwasher kept backing up and instead of changing it they came disconnected it and left it there, the toilet upstairs is unusable and they still have not came to fix it and have tried blaming us for it even though the maintenance guy has said it was the previous people! Thank god for lawyers and rights hopefully we will be out soon! Stay clear of this place if you can! Its a complete joke to live in!
My husband and I lived here for 2 years but moved out just over a year ago. I decided not to write a review right away because I was so angry when we moved out. But over a year later, I am still angry about our experience and feel any potential residents should know about this. We had a similar experience as Spencer O'Daniel describes in terms of the issues with A/C not working properly, issues with repairs, not getting our full deposit back due to the old and nasty carpeting, etc. Electric bills were also THROUGH THE ROOF. We've both rented at many places over many years and have ALWAYS gotten our entire deposits back. They claimed it was due to them having to get the carpets cleaned AGAIN because of our pets. We have two 2-1/2 lb house-trained Chihuahuas think TEENY TINY that were always corralled in the kitchen laminate flooring when we were not home. They were only allowed out of the kitchen when they sat with us on the furniture - they weren't allowed on the carpet unless we were playing them. The carpet was already disgusting - stained and smelly - when we moved in. When we moved out, I used a blacklight just to be sure we thoroughly cleaned the carpets and low and behold, I found HUGE pools of old pet urine - nothing our tiny dogs could possibly have created even if they were allowed to roam freely. I had the cleaning company do a deep cleaning specifically to treat these despite the fact they were not from our dogs. We used the complex's recommended carpet cleaning company who told us that all the carpets are so old and disgusting in the entire complex. We stayed as long as we did because we loved having a basement, but the last straw was when a new neighbor moved in next door with a 25-30 lb dog who didn't clean up after her dog outside. The patios are shared - they are long and narrow so unless you are standing very close or in line with the patio, you would not be able to tell which townhouse someone is coming in or out of. One day, my husband called to tell me that Al, the owner's father and so-called "maintenance manager" had come to the door completely unhinged claiming we weren’t picking up after our dogs in the backyard. My husband was completely baffled because not only had we lived there for nearly 2 years without that ever being an issue, but we had made 2 formal complaints about our new neighbor not picking up after her dog. He claimed that my husband was lying when he pointed this out because someone in the pool had "witnessed" us take our dog out and not clean up after it. From the pool, you would not have the vantage point to be able to see who came out of which unit. Besides the fact that we have TWO dogs and they only saw one dog, our dogs are so small they could not have made the massive messes we were accused of. He flew off the handle for something we weren't responsible for and dared to call my husband a liar when he tried to explain about our neighbor. Then my husband took our dogs out a little while after this confrontation to find our neighbor’s dog poop piled up all over our back steps - Al had so kindly placed it there. That was my breaking point. I called the apartment manager demanding an apology and for them to clean up the mess. Though he did clean it up, the only response "apology" we got was a cowardly letter Al made the office manager write for him which was very defensive. We decided right then that we would not renew our lease with them and would NEVER consider living there again. I spoke with some of our neighbors at the time and after seeing some of these reviews, it would seem our bad experience was not the exception. BEWARE!!!!
If you want to get ripped off, ignored half the time and deal with rude maintenance... live here. There's no question the employees at this business will play nice to your face, but when it comes to helping you out if you have problems with the rental-you're out of luck. We lived at Greenbrook for a year. A year in which we have a LONG list of issues. In the summer, it got up to 91 degrees on the main level. Hit 80 in September in which both times we slept on the LIVING ROOM FLOOR because it was too hot upstairs. We several times had to also sleep in the unfinished basement portion due to extreme temperatures. The management in a cost saving effort will not install the proper size of air conditioner to cool these size of units. Neighbors around us repeatedly complained about this as well with nothing being done. We were sweating while we cooked and whenever people were over. We called about the AC and they would wait until the next day or later to come. They said the unit can't push and just "does what it can do". They claimed that it was normal. NO - we both lived places in the same area and it never got up to even upper 70's when AC was on in other homes. Al, the head maintenance man and father of the owner, was very rude about these situations. Then once the cold weather started and our doors had spaces between door and frame. They "sealed" them and adjusted the cushioning but then we had to thrust the door open. Al said we had to choose between gaps in the door way with cold air getting in the house and a nice open/shut or a door that would open and shut poorly and a sealed cracks. Once again, things within the apartment not being corrected properly and we had to just ride the lease out with these issues. Many toilet problems. First the upstairs leaked all the way through the ceiling and it was just painted over. The main level toilet cracked and water went everywhere. Pantry door fell off twice. The circuit in the oven broke and a flame started in the oven. There are plenty more issues: garbage disposal broke, shower door fell off track, string to lights braking, putting towels and plastic wrap around windows and doors to keep cold air out, finding nails and screws left on our carpet when they work. AND to make it even better the last month we lived there we came home to the front door wide open with an office key in the door. We paid to have carpet cleaned like the contract said and spent 4 hours deep cleaning and still only got 250 of the 500 deposit back. They even complimented us on how well we cleaned the place. Bottom line-the people at this place are immoral, not helpful at all and are there to simply pick up a paycheck. We wouldn't wish it on anyone we know to live at Greenbrook Apartment. Don't be fooled by look of the outside of this complex. The rental properties, and most importantly people working for them, are simply not worth your time. I agree-I would give this place ZERO starts out of 5 if possible.
