I have dealt with the company for the last 2yrs that i have lived here. Since I've moved in I have electrical problems, the refrigerator keep breaking down, and the deck up front is rotten I can'teven invite guest over. I've put in a work request and they haven't responded for at least a month sometime I have to put in the request twice. Also my kitchen sink has a leak and they came once but it still leaks it flooded my bedroom downstairs.The bathroom downstairs runs constantly and the guest bathroom upstairs the sliding door doesn't work well. Also in the guest bathroom the sink is always clogged. I can't get them to fix any of the problems but still every month they're looking for their rent and if I'm late in 1 day they want to put a late FEE on my RENT of $100.00. I am so glad that I am moving out, they SUCKS! I Do Not Recommend Them At All!!!

Our experience with EPM has been very professional. From the beginning when I found our home the staff, Nadine in particular was very warm. We moved in our home March of 2015. The house was very well presented and we never had major problems. The few problems we did have maintenance was there to fix it quick. The lease are very detailed informing you of late fees and other important information. They have always been understanding but stuck to their rules and guidelines and as a renter you must respect that. I always receive a call back or email back within a timely matter. They made renting a positive experience. Really appreciate them!

This company is horrible with timely repairs on major things. My refrigerator needed to be replaced and they are giving me the runaround with getting it replaced. It's been over 2 weeks and of course I can't go grocery shopping because the food will spoil. On top of that I have a little one and we have to constantly eat out because of the problem. That can be VERY expensive. It has gotten so bad that I had to contact my lawyers. I can't wait to move!! I would not recommend them to anyone.

My mother and I just relocated to the area and have been searching for a rental property. We have been staying with relatives, and are more than eager to find a place to call home. After viewing many properties that were not the right fit. We decided to view this property in Ellenwood, GA despite the horrible reviews about this property management company. We met with one of the leasing agents (who was late, and not very gracious) to view the property, and as we walked up to the property we were in disbelief. There was a shutter hanging off the house, trash in the yard, and cigarette butts around the front door. However, I decided to give them the benefit of the doubt but that soon went out the window. The inside of the home smelt like piss, hardwood floors were worn, scratched and filthy. The carpet was not clean, and covered in pink stains, trash, and crumbs (this isn't even the half of it). THIS HOUSE WAS COMPLETELY DISGUSTING. My mother asked the agent if the property was/is going to be cleaned, and he said yes. However, WHY WOULD YOU SHOW A DIRTY PROPERTY TO A POTENTIAL TENANT? When people are purchasing/leasing a home they want to ENVISION (pun intended) themselves and their furniture in the home. They CANNOT do that if the home is a filthy mess that smells like piss, vomit, and old hot dog water. The leasing agent then had the nerve after the short tour to ask, "if we had any questions about the property". The only question I had for him was "Can I be excused from this lovely tour to vomit?". If you are curious as to why your homes are not being leased... maybe you should re-evaluate what you are doing. I just don't understand how you think it is okay to show a dirty, smelly, half ass property. This could have been an extremely nice property had it been properly maintained. I feel sorry for the owners of this property because Envision is obviously doing a very poor job at managing it.

Very poor customer service skills and telephone etiquette. An error was made on a maintenance request where this company was responsible for fixing the HVAC system. However I was charged their fee! After multiple emails and phone calls no efforts were made to resolve this matter. I don't recommend this company.
