Great building and neighborhood Lower Garden District to live in NOLA! Resident at Josephine four years and loved my entire time as a resident! Great and helpful maintenance staff and building-leasing agent has been great. Easy to reach and extremely helpful. Building has a great pool and gym as well. Roof top-sky patio has the best view in NOLA! HIGHLY recommended Josephine Lofts and the Lower Garden for NOLA living !
I have lived at Josephine Lofts since October 2017 and have completely enjoyed my stay. The property itself is in an excellent location with easy freeway access for commuting to work as well as being near both the Uptown and French Quarter areas. Many rentals in NOLA offer on-street parking, but Josephine has gated on-property parking that is lighted well and also has several security cameras. Another plus is the property being pet friendly as we have many dogs onsite; cleaning up after the pets is also enforced and adhered to. Living on the ground floor has been great as I have my own patio area and easy access to the swimming pool. All tenants have been quiet and and respectful of each other as most are working professionals like myself. Misty is back as property manager and has been great and quick to respond to any email or phone call I've made. The interior of the apartment as well as the common property is very nicely decorated and maintained. The apartments are loft style with exposed brick walls, high ceilings, wood plank floors, granite counters, loads of cabinet space and a nice cool gray color wall paint. Mailboxes are conveniently located in the parking lot and trash service is right in the hallway with access to the "trash chute" from all floors. We also have a nice little fitness center on the ground floor as well as complimentary coffee service with k-cups. All-in-all, I would very much recommend prospective renters to have a look at Josephine. I looked at over 10 different properties when moving to NOLA and choosing Josephine Lofts was easy as it so clearly stood out above the other options and I could not be happier with my choice. When my assignment is up, I will be missing my wonderful apartment and hope the next tenant enjoys it all as much as I have. Cheers! David
I have lived here for nearly 5 years and have seen many management crews come and go. Thus far, Misty and her crew have been the most responsive, friendly, and resident-advocating group I’ve experienced. Any issue I’ve had, from AC to roof leaks, their response time is fast and the process is always extremely convenient. I considered moving just out interest in other areas but never did because the living experience at Josephine lofts is so peaceful, overall. The building design is awesome, upkeep is diligent, location is central to everything, neighborhood is very cool, and the views of the water from the rooftop/your apartment on higher floors are priceless. It’s also apparently not in a flood zone. My only word of caution is that the floors and walls are not soundproof. If you’re a light/early sleeper, bring earplugs.
This was the first property I visited before moving to New Orleans in 2015 and I feel in love with, and I’ve been a residence since. The property is extremely well maintained. The grounds are immaculate. The on site security system cameras works extremely well and make me feel safe. The rooftop terrace has excellent views of New Orleans. The office and maintenance staff have always been extremely professional and quick to respond and/or fix any request. The property is in the perfect location to any and all needs of New Orleans. It’s soooooooo quiet on the property!!! Overall, I see myself residing here for a while.
I have lived in the Josephine Lofts for the past 4 years. The units themselves are beautiful. High quality finishes including wood floors, granite countertops and stainless steel appliances. However, that is where my praise of this building stops. I can say that the management of the property has deteriorated significantly since I initially moved in. I have gone through a total of 8 maybe more different property managers. The current Property Manager Misty left about 2 months ago and was re-hired about a month ago after a previous property manager Rochelle? was fired? Apparently, Rochelle was not responding to many residents complaints/concerns and as a result, many including myself put in their 2 month notice to move. Please note, Rochelle was only working for the property for about 2 weeks. Misty has told me that she is a property manager at another apartment complex and thus, never in the office. I will say she is accessible by email/phone but when I first moved in, Linda Resor was always in the office even on Saturdays which helped on ensuring repairs and property concerns were properly addressed. In addition, my rent has significantly increased over the last 4 years. I understand the owners of Josephine Lofts would like to compete with other high-end properties in New Orleans ie The Standard, The Beacon but you truly have to take the location into consideration. This is not a walkable area and while living behind Wal-Mart may be desirable for some, during most of my walks to Wal-Mart , I have questioned my safety. Overall, my experience at Josephine Lofts has been mediocre at best. I would highly encourage individuals moving to New Orleans to consider other properties. For the amount of money you pay, you can be in a better location with a more responsive management company.
Nice building, but poorly maintained. Broken entry doors and cockroaches are the norm. 1-There is no person on site. 2- the air conditioning was not working when moved in. Took over a month to get it right. 3- bug problem. I made it clear to the person that worked there that I am allegeric to cockroaches. - they have there infestation problems. 4- no security. Back door was broken on several occasions. 5- Neighborhood is sketchy at best. You are by the local Walmart. 6- getting off of chop to a highway takes 30 minutes going a mile in the morning. Overall they are a overpriced loft building with poor customer service.
Update for "Owner" Response. The two individuals that responded negatively to me in last update responses suddenly are gone. That speaks for itself. I would like the public to be aware of this. As for the owner, I was not escorted off the property and this was the "first" time this happened as people aren't as brave to come there and request their money back. I want them to know they can get their illegally held deposits back just as I did. There were no other employees there to "witness" the professional manager. I want to warn the public about this complex. I moved across the country and was looking for a safe place to live. An employee of Josephine Lofts, Michelle, sent me several emails stating it was "the safest place to live in New Orleans." I was also told it was walking distance from St Charles and the quarter One mile from St Charles. None of these items are true. It is an extremely unsafe part of the city. I was warned by twenty different residents, four of them being NOPD, to not live here. I walked over there to check out the place believing what she told me and giving it one more chance. It was an early afternoon and I knew right away she had exaggerated the truth. Buildings are run down and there is a Walmart next door with huge empty and working factories with a lot of noise. I was hot and dripping with sweat and this once sweet person would not let me in the door, after my decision to not live there she changed. She blocked it with her body. I stated that I was there for my deposit refund and could I please come in as I was obviously extremely over heated. She reluctantly let me in and would not refund my deposit. I reminded her she stated it was refundable and I had not seen the apartment and now that I have seen the conditions she was dishonest about I would not be signing a lease. She refused to call corporate and then asked if I wanted to see the unit. I calmly sat in her lobby where several residents smiled and greeted me respectfully including an employee Gabriel. He apologized for her unprofessional and negative attitude. She went outside to make a phone call leaving her office door wide open and called the police rather than calling corporate for my refund. Not one but four police officers came and she strong armed me out making up some story that she was scared. Being an emergency room nurse I am used to attention seeking and erratic behavior like this but usually it's from people on cocaine, meth or some sort of mental problem not an employee, who knows she is doing something dishonest and wrong. I am assertive and don't like to be coerced or lied to. I mean who would? New Orleans is an amazing city and there are several better places to live with employees with or without a corporation that cares about American virtues like respect and courtesy. She stated they had a long waiting list, coercing me into their online signatures now we know why so to keep a deposit when someone is already living in the unit and have “so many waiting” is wrong, immoral and disgusting. I would suggest looking elsewhere and not live here. It may appear nice but living with people who would treat me like that after so many lies wouldn't sit right with me. All four police officers apologized, offered to take me home and highly recommended living anywhere else. At one point we both were on phone with police but I hung up and called her corporate instead who treated me appropriately. I was treated with respect by the NOLA PD but sadly not by Josephine lofts or a poor excuse of a woman, Michelle F.
Love this property! Love the exposed brick, large windows, and reclaimed wood flooring. The rooftop has spectacular views of the city. Our manager is always professional and very helpful. Great place to live and entertain!
Wonderful, wonderful staff! Misty is caring, always responsive and very professional. Maintance staff make a huge effort to always be responsive as well. Sure I will never have a building manager that I feel takes care of everyone like family.
Horrible section of town with a Walmart next door and rude employees! No Thanks!
