I have really enjoyed my time renting with Lykens and have especially been taken care of by the maintenance team and staff. Grant and his maintenance team are exceptional and they respond so quickly and promptly. Staff is always kind and also responds to emails promptly. As for the unit, we live in a large house off Summit and it was charming, and while expected, old. With a large, old house we did experience some issues with heating and AC bills because insulation wasn't very good, and maintenance did it's best to try and fix that. We did have a couple emergencies and maintenance and staff were quick to respond to those- although our ceiling wasn't fixed for around a month due to miscommunication between new management. We were met with extreme kindness and apologies when this happened, and they fixed it within a couple days after I had given them another reminder. After renting with Peak Property, and the horror story that came along with that, I have nothing but great things to say about Lykens. We are in the process of moving out and they have given clear instructions on what to clean and how to receive your deposit back in full. I will update the review after we move out!
I've been renting with Lykens for almost a year, now. I had heard so many rumors, and to be careful renting with them, but honestly I've never had any issues at all. The beginning was a little shaky, because I had toured a particular apartment and had agreed upon renting a particular unit, it was an end unit. I had a move-in date set and everything was set in motion. I had the utilities lined up to be set up with this particular unit on move-in day, when all of a sudden I received an email from a different employee that the unit I agreed upon, was not the unit I would be renting. It was a unit closeby, but I would have had to go through the process of switching the utilities and internet over, and changing the information for the renters insurance, a bunch of hoops i didn't want to jump through. Moving time is stressful enough. It simply ended up being a miscommunication among employees, they IMMEDIATELY went out of their way to find a solution and make things work out as planned. They had the carpets shampooed immediately, walls painted, and everything ready to go for the original moving date in the unit agreed upon. When I picked up my keys, the office employees were so kind and helpful. One of the employees, Trevor, actually went out of his way to send me the location, I am absolutely awful with directions. The staff has always been very kind and prompt to respond. They are very helpful and understanding. The apartment I rent with Lykens is an older townhouse. It's tucked away, a nice little gem in the city. The appliances are updated, the price of rent isn't outrageous like similar apartments nearby. The maintenance team is spot on, too! They are very quick to respond and take care of issues. I've recommended this company to many friends in the area. Sad to be moving! Would love to stay with this company!
Honestly a 1 is true but I’ve lived in this place for 7 years when New Victorians owned it and I LOVED IT. They had the best service and the nicest people. Ever since Lykens bought the property they’ve done zero upkeep, and they are always really behind on maintenance requests. For example, tonight I called the after hours emergency line to say my fire alarm had been going off the last 20 minutes. And their third-party contractor told me that since it wasn’t listed as their list of emergencies I had to deal with it until tomorrow. This is not the first time they’ve done something like this to me in the last three years. Man, do I miss you Victorians. The customer service with Lykens is a huge miss and I am so sad that they are buying up so much of Italian Village.
Lykens Company did not put a smoke detector in my unit. Which is illegal and the city had to site them for them to put in a smoke detector. Do not rent from them, they fix apartments cheaply and do not do a thorough job. Then they let their tenants suffer the consequences. Also, they put in my lease that they can charge for carpet cleaning despite no carpet being in my unit. And I am fully expecting them to take carpet cleaning out of my security deposit upon move out. Again, there is no carpet in my unit.
My job leases our building from this company. I have had gray water toilet, kitchen, bath leaking from the upstairs units into my retail store. We have been calling to get it taken care of for a year. They send out someone after a week of calls. This man will make some small adjustment, say it’s taken care of. Eventually my coworkers and I are breathing fecal matter. This company is terrible. I cannot say enough about the neglect we have received in a situation that puts our health at risk. Lykens- this is waterbeds on high st. Please don’t respond, fix my issue.
Beware, do not rent with this company! Read the reviews before renting with them. I have lived in several different cities, but have never had a lease document as long as theirs. They will tell you what utilities they “cover” but in reality they keep the lease open ended so they can surprise you with bills you were never supposed to pay. Their product is built so poorly you will have issues non-stop. I've had leaks, faulty fire alarms, things built backwards. I will never live in a Lykens product again. On top of that, when you do have issues their management and staff aren't helpful. UPDATE: Have lived in a brand new apartment almost a year and it continues to have constant issues… leaks, bugs and insects, broken appliances. It’s the worst!
AVOID! No one likes writing negative reviews but in some cases, it is necessary for others' sake. The unit Lykens rented to me on the surface looked like a wonderful place -- a big, lofty 2 br with enviable wood floors and tons of sunlight. The block was a safe one in Italian Village across from a lower school. The moment I moved in I had come from abroad and was not able to tour the unit previously, I noticed NONE of my windows opened and closed properly. Some had actually been sealed shut; others did not even stay in place when opened. In short, NO ventilation or proper sealing. Hmmm. I put in a maintenance request; fast forward til my lease break 10 months later, I had been met with lies from the office, excuses, "backordered new windows," until I finally called city code enforcement who came to confirm that, for the past 10 months I had been living in below code conditions. Mind you, Lykens had told me "as long as they open, they are up to code." Again, lies served at top dollar. Adding insult to injury, the downstairs unit of our building became an AirBnB With no consent from the four groups of tenants in the building; you can imagine that no one has any control over who comes and goes into the unit. Sure, someone can have a high AirBnB rating to rent the unit, but when I came home to a 20 person party on a Monday night that ended in broken glass, an injured neighbor, and gun threats, I began to feel like I was living somewhere other than the apartment I knew for the past few months. Then came the smell of pot, the additional unpredictable noise, the transience -- Lykens could care less as now their profits from the rental was greatly exceeding any consistent renter. Again, another reason to VACATE asap. All in all - Lykens is not a consistent or even trustworthy business. At other times, their maintenance and repair team was great and responsive, but the overall living conditions were not up to the price.
Update: 7/7/19. I left a review below from very early on in our leasing experience. After over 1 year of renting with Lykens I can say that nearly everything has been excellent. Our maintenance requests have still been responded to immediately and we have never had any trouble in our leasing experience. Because their properties are independently owned and all requests are filtered up through their home-owners, your price point and amenities might be a bit inconsistent based on where you live. We are in our second apartment through Lykens and are super happy. We loved our previous place, but the amenities were not as good as our new place and the price is nearly the same. We knew we wanted a bit of an update and were able to find a perfect property in a perfect location for the right price! This new property could not be any more perfect for us. Kim made the lease transfer process super easy, we got out full security deposit back on the last place, and all of our maintenance needs have been responded to within 24 hours. We still recommend Lykens to all of our friends looking to move to the city.
Stole my money for a rental application. Their website took payment for a unit that already had a pending application and wasn't available, but they refused to give me a full refund. I literally paid for nothing. If a unit isn't available, it shouldn't show up on the site. This is one of the easiest things to program... but of course if they did that they couldn't steal rental application fees.
do not rent with this company. they will tell you what utilities they “cover” but in reality they keep the lease open ended so they can surprise you with bills you were never supposed to pay. not only that but they will literally hire anyone off of the street. they had a team of people painting, power washing, etc and not only did we the tenants not get a 24 hour notice, we were all woken up to being screamed at to shut our windows and when only a few of us replied - they power washed the open windows. there is also a mold issue that will inevitably cause health issues as well as lead paint in the bathroom. unfortunately this company is buying up a lot of real estate but that doesn’t change the fact that they’re just a slum lord. they are a neglectful company especially when you try to hold them accountable for not caring and only being money hungry.
