Management One 1st Choice Property Management

DO NOT RENT from Management One. They do not care about their tenants at all. They had me sign the lease at 7335 James Ave LaVista, NE 68128 for year and did not tell me that the house had lead in it until after, knowing that I would be living there with my 1 yr old. Sherry has a very nasty attitude and Larry is very lazy and unprofessional. He does not want to fix anything, and has an excuse for everything that goes wrong with the house. The rental has had 4 gas leaks that they did not want to fix until I called the fire department and the gas company came out and red tagged them multiple times. There are holes in the walls from previous tenants and stains in the carpet that they refuse to replace, fix, or clean. I had to call the city of LaVista to inspect the house because my 1 yr old and I were constantly getting sick. We found out there was mold under the carpet in the basement and there was water damage from years of the pipes flooding the basement. The city inspector had to come out multiple times, because management one would not fix everything on the checklist. Everytime I called to check on the carpet getting replaced they just gave me excuses. It took 3 and 1/2 months before they decided to come out and replace it. And they will try to come up with everything they can find to not give your deposit back, even if the property is clean and there are no damages!!!

Sherry stated that they were weeks out in scheduling viewing of rentals. I asked her that we were interested in renting sooner and she said that if we wanted to rent without a walk through that is fine. Terrible customer service with unheard of business practices. I would think twice about hiring them to rent property.

Monty and I had a wonderful leasing experience with Larry and Sherry. We would highly recommend this company. They made sure all of our leasing needs were met. One thing we were very impressed with was the attention to having house issues repaired. The company was very timely and attentive. We had to break our lease, due to my husbands job transfer, they worked very hard on getting it released, we thank them so much for doing that. Larry and Sherry are a great team..... Worst company i have ever rented from. Me and my husband lived in a rental for five years. Had to fight tooth and nail to have carpet change in beginning that was burned horribly. We have since then painted changed out other floors on own to make nicer and made the outside very nice. Just last weekend spent entire day cleaning the home to move and in return get a whole list of thing "wrong" that is going to the entire deposit. I would never suggest this company to any one to rent from or to have manage. My sister in-law also had a horrible experience with them renting out her home. I hope they get what they deserve.

I lived in the house for two years. I left the house with a few small issues. I did not argue most of my security deposit deficiencies. However, I lost on a few items that truly ticked me off. First of all, they will nickle and dime your entire deposit. I fixed a lot of items, but was still charged (door frames, carpet spots, etc.). The house was clean. The biggest issue was being charged almost $600 to landscape issues. I moved out right after a huge snow storm and it had just melted. I could not do anything about the lawn. They said the lawn needed mowed...duh, it is February and the grass hasn't grown. However, they said the flowers and such needed work... again, FEBRUARY. I drive past this house still (this has been almost 2 years ago) and the flowers and such look exactly the same. The bird bath is still slanted. Why did I pay the money for repairs if the repairs were never made? This company is a scam on both ends. While living there, we were told about a few things, "Don't worry, it is a rental", but we were charged for those items when we moved out. Also, my Christmas light clips are still on the gutters.... those weren't cleaned either. This company is out for nothing but money. I wonder what the owner received back. I spent a week cleaning this house to be told it looked like crap... unless you plan to move into a property of theirs and never touch a thing, stay clear!!!
