Metro Property Management began managing our rental property last year and quickly helped us place a great tenant! The staff are friendly, knowledgeable and have a great deal of experience with real estate in NWA. They also have a great network of vendors that are professional and quick to help with any property needs! I recommend Metro to anyone looking to lease or need help with managing property!

We use Metro Property Management for our rental properties, and have been very pleased with their professionalism and attention to details. They work well with our tenants and we would recommend them to other property owners.

I don't know where to start. I love Nick and Tara Limbird, they are great people, but the experience I had with their property management company, Metro Property Management, was nothing short of horrendous. It would take weeks, if not months to get maintenance work orders addressed. I have one still open (since January 2018 to present (April 19, 2018) on a black mold issue where mold is growing through the walls of my master bathroom. Zac still hasn't addressed it, nor does he follow up on anything unless you micro-manage him. When I went back into the tenant portal to follow up on the work order, it had been erased from their system. So i reopened the work order and noted that the original had been deleted. When reaching out to the property manager, Zac and told him that the Limbirds would be getting contacted of any potential medical claims that stem from this issue, I noticed that the second work order I had reopened (same black mold issue) again had been erased from the tenant portal. Almost as if they are trying to cover their tracks if this turns into a larger issue. Thankfully, there are messages via text that have this documented. just an awful experience and we are moving because of how poorly we have been treated. I pay $2500 a month for the home, which more than covers the owners mortgage and the percentage that Metro receives.
When we initially moved into the home, not only did we pay a $3000 deposit. There were areas of the home that needed painted and Zach assured me the touch ups had been done. When I got here to move in, the paint they used was the old paint that had sat for years and so the walls had awful spots all over them. We eventually had to put an additional $2000 to get the place in a livable condition. :-( From there is when the maintenance nightmares began. There was not one single time where Zach was on top of his business to and managed the property maintenance requests. Every single work order would require a follow up email or text. Zach have you done XYZ?? response "oh yeah taking care of it now" which tells me he clearly hadn't addressed it from the beginning. If you want a good tenant experience, I would steer clear of Metro Property Management.

The team at Metro Property Management are AMAZING! They go above and beyond to meet the needs of both the property owner and the tenants. I can definitely recommend this company to manage your rental properties, or for tenants searching for the best of the best to lease!
