Erica helped me out at the design center and I would of been lost without her in picking out colors. The process was smooth and everything was explained as expected from the get go. Some people might need to understand the difference between standard features and upgrades. Oakwood has a range of homes from mid range to high range. And going with a mid range home you don't get as many standard features but can upgrade them as you see fit. I shopped around all the builders in the area. Be careful what you read but look into each company reviews on BBB, boards and look at associated costs and community amenities.

I have been harassed so much on their emailing list, phone calls, almost like a sales person buying a car. They treat the housing purchase like a car and not a home. They show you one thing but then the one you can afford is cheap formica. Im tired of the switching around stuff. Bad review. I was trested horribly and cant say I recommend going further with them.

We were looking for a house to buy since we were moving up here, found this builder and everything was perfect with their model homes. We built our own floor plan with their agent and were told our expected price. Being from out of town we handled things out of state started a contract put 1,500$ to get everything started and were given appointment dates to go to their design center to adjust our house with extra things we figured we were able to do. What we didn't understand (really we were never told) that every single thing would be an upgrade. Things we were under the impression that came standard were all additional charges from the padding in your carpet to the colors of your cabinets. Before we could even get to the things we wanted we were looking close to 20,000$ in "upgrades". After this experience we decided we would go look at other builders. We found an amazing home with the price set firm without having to add upgrades. We then told Oakwood we were going to have to break contract due to this sneaky little upgrade cost. Once doing so we got at least three phone calls asking why we wanted to break and one of the phone calls even had an agent tell us they could get us into a home with upgrades already done due to people breaking contract for the same reason. Needless to say they kept our 1500$ even though they never broke ground to start building the house we were originally going to get. Asking other builders they should of at least kept 500$ for a permit to start the build which I could understand. Our mistake for attempting to go with what seemed to be a straight forward builder. I hope they realize that one good experience will get them one or two people to try them out word of mouth but a negative experience will give at least ten people a reason to avoid them.

Avoid this builder at all costs or be prepared to pay more than you negotiated. They are extremely unethical and sneaky with their prices. My wife and I walked in their sales office in Colorado Springs one weekend to check out their model homes. My wife filled out a registration form at a sales agent's urging and put 'N/A' next to the realtor inquiry, thinking nothing of it at the time as we were only browsing.
We found a Oakwood home with a great floor plan that we loved and was able to negotiate a price with their agent. When we brought in our realtor to represent us and to make the transaction as smooth as possible (and to cover all bases), we were told that we would have to pay for our realtor's commission as we were unrepresented when we walked in. This was going to add more than $15,000 to the negotiated price!
We were also told by their selling agent that the entire closing cost would be covered, then were told the very next day they would only cover half.
Lastly, the selling agent we worked with tried to rush us forward through the process by telling us about a mysterious price increase that was coincidentally going to happen within the next few days. A couple of weeks later, we checked the builder's website and sure enough the prices remained the same. Lot premiums at our interested site also did not change.
Needless to say, we walked away from the deal entirely. No home is worth purchasing from a very shady and unethical business.
Buyers beware when dealing with this builder!
We ended up going with Classic Homes and were able to get a better quality larger home for the same price. Oh, and they also pay your realtor's commission! :-)
