I will NEVER rent from this company again. I have an outstanding balance due to not being able to pay my rent. They continuously discussed how much I owed with my other roommates and their parents, which is extremely embarrassing for me. They gave me a date when they would contact my other roommates and they discussed the matter before then. They are nothing but unprofessional.

I managed my own property for a couple of years, and it was not without headache. Once I had a tenant moving out I took the opportunity to have SPMS take on managing the property for me. The twist is that I now live across the country, and had no time to go back and handle things in person. The previous tenant left the property in a bit of a mess. A series of repairs and installation of new flooring was needed. SPMS was very accommodating and made it a painless process. Between working out the quotes, contracting the work, and sending back photos of the work being done, I was super pleased with the outcome. They found a new tenant quickly and it's been smooth sailing since then. Any additional repairs needed have been communicated and quickly resolved. I also receive clear monthly and year-end statements and it's been very much an out of sight out of mind experience.

Southern Property Management Services has been a fantastic and affordable service for my family. As homeowners who had never leased a property, we had significant financial and legal concerns about the obligations we were assuming and thought it best that we seek out the help of professionals. Our instincts were correct: SPMS has made the entire process smooth and pain-free. The handful of typical issues that arise during any leasing agreement have all been remedied swiftly and in a way that was agreeable to both ourselves and our tenants. We receive automated statements monthly and year-end financials demonstrating the revenues and costs associated with the property, making tax preparation a very simple matter. If you're concerned about the added stress and legal ramifications of managing a property yourself, I would encourage you to give SMPS a chance. You will be glad you did.

Terrible, don't rent from them and don't go to Statesboro. I received a call at my new job from them and honestly they were rude and lied to me. Every person I rented from during my two years in Statesboro, GA was incredibly rude and withheld information from me until the last minute. You have been warned. And for point of reference I was not an undergraduate student at the local university, I was a young professional that was employed and trying to live quietly.
