Allred Properties

I rented a duplex from Allred for 9 months that flooded twice in one week (one to three inches of standing rain water.) I called and took pictures, but they spent a week dragging their feet while the walls and floor literally buckled and rotted from the inside out. They also took a full week replacing the AC during the hottest week in August. Aside from that they'd do quick fixes on small stuff in a timely manner and they're dog friendly, so there's the one star they've earned. My real issue with Allred is that after exhaustive communication about what was happening in the flooded duplex, they kept my entire security deposit. Even after cleaning every moldy rotting inch of that place they still charged me a cleaning 'wipe down' fee. I understand the thread bare carpet needing to be shampooed after flooding, but charging me for rooms I had professionally cleaned (twice) is totally out of line. I didn't take pictures and I should have, because keeping my security deposit was totally unethical. The place stank like chemicals and had a host of crappy problems when I moved in and there was grass and dirt all over the floor. It sparkled when I left, despite mold and water damage that was beyond my control/ability to clean. I've called them regarding this situation, but at the time of posting no one has returned my call. At best, they will not make me pay the measly 34.00 they claim I owe them, at worst this is going down as the one (and hopefully only) time I haven't received my security deposit back from a shady property management company.

Allred Properties takes care of my property and renters. I've always been told what a pain it is to own rental properties but Allred's team has made having a rental property painless for me. I would highly recommend them to anyone looking for a property manager.

We enjoyed the eight years we spent in a home managed by Allred Properties. They responded to most problems quickly and resolved them to our satisfaction. We recently purchased our first home. We were pleasantly surprised at how fairly we were treated as we said goodbye. Our security deposit refund was processed much more quickly than expected. It is clear that Allred Properties appreciates tenants who take good care of a property and give it back clean and in good shape.

I moved my rental portfolio over to Allred Properties late 2016. I was very hands on with my properties but it was becoming too time consuming. What a fantastic decision it has been! The folks at Allred Properties have communicated well, provided detailed reporting, increased rent rates, and assisted with reasonably priced maintenance items. I would highly recommend their services to other landlords ready to free up their time.

Our condominium association has used Allred for the past three years and have had excellent service. If we need repairs, Brandie arranges for them immediately and gets the job done. They have handled the accounting, the fees, and repairs needed. They also handle any collections in a professional manner. I would highly recommend their management services.
