This company promotes blatant racism, I was a temporary Leasing Consultant, I put in tons of work orders helped residents have working AC, plumbing, and leased numerous apartments. During a corporate visit I was in the leasing office putting in those work orders doing my job, and did not want to eat. Then Darren the assistant manager said" I am a slave driver ", that is why she doesn't want to eat. All of the corporate employees laughed and then tried to say he never said it. Darren admittedly tried to apologize through the temp agency I was employed by as a racists do, I'm sorry I was just kidding where his statements. I no longer have a job because of their racism and they are doing just fine. Awful company.By the way I'm African American, and was the only African American among about 30 people during that visit.

I have only lived here a month and I already hate this place and want to move. My apartment is so ran down and they promised me carpet and paint but they never followed through. My air ducts are so clogged and my air conditioner furnace unit is filthy dirty. If you put in a maintenance request you never know when or if they're going to do it. I requested another unit and I wanted a lower level because I'm disabled but they told me no units were available. I'm having problems with my water heater and my refrigerator also which are over 20 years old. My carpet is so bad it's got burn holes stains and it's so loose I trip and fall all the time. The vinyl flooring is shot also lots of burn holes and stains.
My apartment is also very drafty and not energy efficient. If you try to deal with the corporate management company it is a waste of time. They just don't care about their tenants at all. This is the worst experience in any apartment I have ever had in my entire life. The place is getting more ran down everyday.

They are suppose to be low income or affordable. They are not and plus they ask personal questions that wasn't suppose to be asked and are very rude on the phone. The building itself got dog poop all in front by their steps its just plain nasty.

I visit regularly. The north side of the parking lot has HUGE potholes. One is 6" deep and 5ft wide. It's hard to get around them and they've been getting worse for a long time. Management is aware and chooses to do nothing about it.
*UPDATE* It's been over 2 months (of summer weather) since I left this review, and it has only grown in size. Maybe once people start filing claims due to vehicle damage caused by driving into it, then they'll fix the giant holes.

I became a resident of Waterbrook almost 19 months ago and just recently ended my lease. I'll begin by saying a couple things that Waterbrook is and then I will mention a litany of things that it is not. First off, as a college student who has tried to cut corners and pinch pennies, Waterbrook began as a very affordable alternative to other apartments here in Lincoln. It came "equipped," and for the most part was fully livable. It had excellent access to many amenities close by on North 27th, with groceries, etc only seconds away. This is where my "pro" list ends, and the litany of cons begin to pile up. Again, I will say that you get what you pay for, and anytime rent is cheap you expect and accept the possibilities of something going awry. These apartments come standard with bare bones 80s and 90s appliances, cupboards, doors, windows, and everything else. The apartments themselves are simply dated. The floors and walls are absolutely paper thin, and if you have folks living above you, be prepared to spend many long hours listening to children run back and forth. Be prepared to have dishwashers spring leaks in other peoples apartments and you come home to find your ceiling and carpet underneath it, drenched in water. Be prepared to pay personally for the electricity it takes to run the equipment to dry the leak out, and then be prepared to wait the course of an entire summer to have your ceiling patched (but not fully repaired.) This complex is very highly diverse, with people coming from all around the world and it makes for an immersive experience. However it should also be said that there are many children running around the complex and into the common areas and parking lots that have little to no adult supervision. So also be prepared to have kids running aimlessly around while cars go past at 45 miles an hour. Later on in the evening people will come out into the parking lot and work on cars with music blaring, they will get into arguments, they will leave trash outside of your door, along with dog droppings. The straw that broke the camels back occurred in the middle of October, when one of my kindly neighbors flooded his toilet and didn't tell management. For weeks I had experienced sinus infections and strange rashes that had surfaced. . . Mold had grown underneath my cabinet and along the back walls of my bathroom. I told management and the same day a maintenance guy came out and said he would get it fixed. Three weeks later, nothing happened, and the problem grew and grew. They promised to replace the entire vanity of my bathroom... but simply ignored me every time I stepped into their office or called, they kicked the can further down the road. I talked to the apartment manager one on one and after having a conversation with the maintenance guy, he told her he hadn't ordered or "found" another vanity to correct the problem. So after pursuing proper channels and hiring a lawyer, they simply covered the mold with a piece of wood and allowed another family to move in as soon as I told them my lease was void. So as I sit here and type, another family is living in a problem that I found, but they failed to properly fix. I'm not sure if the current management is toxic, or McCormack Baron Salazar as a corporation lacks any sense of morality to not only allow me to live in filth at the leisure of their maintenance team but to simply hide a massive mold problem, and then let another family step in. Waterbrook exists solely as a cash cow, and they spare no expense at providing the least they can in exchange for hard earned money out of your pocket. I understand the point of a corporation is to earn profits, but it truly takes cowards to have tenants uphold their end of the lease, but turn around and ignore their own obligations to the safety and health of their residents. Please do not live here. Certainly not if you have children or you have specifics health concerns because it is simply not worth it.
