Aug 2017 update: Everyone at Sederson continues to impress me with their professionalism and how quick they respond to my questions or issues. Want to give a big shout out to Paul who has done great work fixing a few issues here and there. Would still HIGHLY recommend renting from this company, I'm now in my 17th month with them.
Aug 2016: Amber in the main office is super helpful. I LOVED that they had a lockbox on the property so I could go see it at my convenience. House is clean, in a nice area, and at a reasonable rate. I'd highly recommend Sederson.

We rented from sederson in Olathe. Our daughter become seriously ill and was hospitalized. We called sederson at the request of the hospital and asked if mold was possibly present in the unit and they told us absolutely not, before even asking our address. When we asked for someone to come check a man came over with his cell phone flash light and said “ look, if we tear all this down it’ll just expose you to more mold.” While we were living there the owner decided to sell and sederson called us daily to notify us that buyers would be coming through multiple times a day to view. The unit had bee hives in the window when we moved in and when we called they said oh sorry we will send a guy over. The entire unit was riddled with mold and whenever we called they said they would send a guy to spray it. A guy came with price chopper brand spray bleach and a towel. Mold cannot be killed under the surface with spray bleach as per the hospital, housing authority and common sense. Sederson knowingly let my children live with mold.

I'm pretty shocked at the negative reviews, to be honest. I have lived in 7 different houses, with 6 different rental companies, in the last 6 years, and Sederson is truly, hands down, the best of the best. From the second I started looking for a house, I was blown away by the value and quality of all 4 of the homes I toured, and I have adored every second of living in my little house. My house sat vacant for several months before I moved in, so, as it was "waking up" again it needed a variety of reasonable repairs, and all 4 of Sederson's repair guys were professional, super friendly, and always remembered me (and my dogs!) by name. Working with their office was ridiculously easy, and Amber at the front desk is probably one of the kindest, most understanding people I've ever met. I would have rented from them FOREVER if I wasn't moving somewhere cheaper (and far less nice) to save for a house of my own. As a single female that lives alone, I truly could not recommend this company or their properties enough.

My wife and I have rented the main floor of a house from Sederson for over 6 years and the experience has been very good. Here a few highlights:
Office Staff: Have always been friendly and responsive.
Maintenance: Responsive and generally very effective. I like the online form to submit work orders.
Rent: Super fair for the area and has only been raised $20 every two years. That has definitely been a factor in us staying around so long.
A few years ago we had a tenant who lived upstairs and had his friends over for parties nearly every night. It was an extreme nuisance and the property manager and office staff were very responsive to my complaints and took the seriously, giving the tenant a number of warnings before evicting him. Well done, Sederson Management!

I've lived at a Sederson Property longer than I'd care to mention and can honestly say, it's been horrible.
The owner of Sederson Management is unprofessional and rude, that's putting it kindly. I tried multiple times to speak with him about getting things fixed that were wrong since I'd moved in and I got treated like dog crap. On these occasions I tried to even compromise and was told to just "move".
When I initially moved in, my home was not cleaned and it was obvious a walk thru had not been done. I indicated repairs that needed to be done and that should be done at some point. Some examples: mold and damaged shelves inside, garage had multiple holes including an area that appeared to be black mold that was so bad I could see into my neighbor’s garage; carpet stains, missing blinds in the kitchen, damaged sliding door, damaged carpet, you get the idea. Wood was placed over the "issues" in the garage, the blinds were moved around in the kitchen and the sliding door was repaired.
That's good right, not really. The indoor mold was never addressed and I have a mold allergy. We're responsible for pest control, which I understood. However, I didn't expect to buy so much Raid and Hot Shot that I should buy stock in their companies. One of the places that the carpet is damaged there's a hole that allows bugs to get in from outside. We're talking spiders, roaches and crickets but let's not forget the slugs (yes slugs). Can't forget the mice, which I still have no idea how they're getting in.
I've never run my own business but I know how to keep customers happy. If you can't fix the issues at hand because the property owner can't or won't, then maybe there could have been a better way to resolve the situation. Had the owner worked with me, listened to me, not talked down to me or even threaten to evict me "because he could" just because I asked a question about my lease, this review would be very different.
There is one current positive though, the woman (I wish I could remember her name) who now works in the office, is Amazing. She's kind, honest and will find things out for you. Whereas the previous woman who was there when I moved in lied repeatedly and I probably never would have moved to a Sederson property without her deception. There also was a maintenance man, Derrick who was great. He always cleaned up after himself and never tracked mud on the carpet.
I am not a horrible person and I don't complain or give poor reviews without a reason. I moved here because I needed a bigger place that was healthy and safe so I could Foster.
