This company charges less to owners than the other guys because they have no local staff and take on as many properties as possible with the fewest people possible. Anyone I have talked to is based in Jacksonville FL, Hilton Head SC or somewhere hours from Northern Virginia. In fact, I could not even view a property before I renting it because there was no local staff to let me in. What this means is that getting someone on the phone is impossible when there is a maintenance issue or more serious issue. And Gi Lulu must be a new employee of the company because they seem to have high turn over too, no one has had a positive experience with this company. This address is just a mailbox, not even a real office.

I have had good experiences with this management company. They have been timely with thier responses always and very efficient with thier repairs. The website portal is easy to use to pay bills and submit requests. One of the best companies that have managed properties before for me and my family. Thank you

This is the worst property management company ever. Dealing with them has been more of a hassle than dealing with the tenant. I have not been able to talk to a real person from the company in weeks. No one returns calls or emails. It took a whole month just to receive an estimate for repairs/maintenance when the tenant left. It has been another month and no work has been scheduled or performed in the property. I cannot afford to just have the place sitting vacant with no work being done while I wait for them to respond.

Two words...Just don’t. NO. STOP. If -5 was available I would rate it just that. Thankfully I was able to read the reviews, and conveniently got pulled to go on orders with my unit and wasn’t able to move forward with processing my application. My experience with one of the associates was absolutely horrible. He was very disgusting, unprofessional, and disrespectful in his email to me because he assumed something instead of asking and blew the entire concept out of proportion. I was infuriated and I’m telling you before you even think about it... just don’t. I don’t think I’ve ever dealt with someone so unseasoned in customer service. It was almost chilling to think that he actually does business with other people. I’m not sure what the credentials are, but professionalism is far from one of them. v/r,
